some of those values are not accurate
according to FC Porto official reports, Hulk was bought in for €19.5m, Moutinho for €11m and Rodriguez for €8m

Like EE said, some of the figures don't seem accurate. For example, wikipedia says Hulk was sold for £32m, this thing says £39m.
Also, Porto do a lot of wheeling and dealing with third-party ownerships, meaning they don't always receive the full transfer fee if they don't own 100% of the player.
Moreover, their operating expenses outstrip their turnover usually at least by €20m every season, so what profit they make from transfers is really needed to keep the club afloat.
But it is a business model that works for them brilliantly, no doubt. As long as they can keep it up, they will be winning domestic trophies.

You have to consider that they regularly buy players in conjunction with other third parties. So their profits will only be like 30-40 % of this figure.

This is an important thing everyone forgetting. Most South american players are owned by third parties and big chunck of the transfer profit goes to them.
Actually the reason the players are going for high fee is because both third parties and Porto wants profit. Two greedy parties=high transfer fee.
